Susan, Thank you for the thorough review of the turf issue. My wife Jill
and I live at 2633 Lochbuie Circle. Behind my house the bank is completely
burned out and the grass is dead. It is a large browned out area that
greats us every morning as we open the blinds. The grass is dead. The
problem was ignored for too long. It should be replaced with new sod in the
fall. The Board told me they would put in a ticket to address the problem 3
weeks ago. Have heard nothing about what is being done. Can you please
communicate what will be done about this unsightly problem.

Good morning,
I am sure you are aware of stressed turf through Emerald Glen spanning the
Master and HOAs. We are aware of this situation and have been working hard
at getting things back to normal. This has been a result of a few factors
that I will go over.
First thing is the water meter, which we have resolved. For a while there,
the meter we initially installed kept getting clogged with debris from
the ditch. This meter had an impeller that read how much water was being
used. So, we installed a bigger meter that reads the water flow digitally.
So, the grass had to recover from this while the pumps kept turning off and
the pond was not filling.
Second, we tried to increase watering property-wide during the extreme heat
we have been experiencing. At first, it seemed to have no consequence.
However, over the last week or so it has been brought to my attention
through many calls and emails that certain areas were not getting water.
The sprinklers were not coming up, or if they were they were barely
spitting out any water. I then talked with the irrigation tech and he said
that he has had to turn the pumps on every morning because they had shut
themselves off. What was happening was that we had more overlap than
normal, causing more water flow, and the pumps were detecting this as a
main line leak. The pumps would then shut off to conserve water from what
it read as a leak. This coincides with most of the zones that were not
running were at the end of the runtime of the clock, when that overlap
would occur. We have turned all the clocks back to 100% as of Monday.
A third issue that has popped up is the power supply/city electric meter
points. We have had a few clocks, pertaining particularly to the Master and
145, that have lost power. We are having to reset the GFI on the outlet
where the clock draws power from. If this problem persists, I will have to
contact the city and figure out why these are tripping.
I am hoping to see noticeable improvement over the next week or so now that
we have an understanding of all that has been going on. This does not mean
all issues are related to this, and the techs have been addressing issues
on a case by case basis.
I appreciate everyone’s patience through this. I also understand
homeowners’ frustration when they look out at their yard and it is far
worse than their neighbor. With that being said, please continue to send in
reports of issues, this is not a request to stop sending in reports or
anything like that. I just want to make sure everyone is on the same page.
