226 Medina Ct. – Drip leak in front juniper by front door.

  1. Located area and assessed.  Leak is noticeable, but not substantial at this point.  Will require significant intrusion into juniper bed area to repair. Beyond my wherewithal at this time, as I am heading out on a trip as of this moment….and don’t have tools and parts to fix. With the summer temperatures….did not want to cancel remaining section of drip zone to stop flow. Will follow up and fix as soon as I return. Requesting area be monitored until then. – Mark

Dug in juniper area in front of 226 to locate leak source…..to no avail. Began inspecting entire drip zone and noticed all drip emitters activated. Located valve box with corresponding control valve and inspected. Discovered external bleed screw was open. …so valve had been running unchecked. Tightened bleed screw and valve closed. No leaking past. Shut off ball valve in lieu of canceling out zone on controller. Will leave off for extended period, as drip zone area is beyond saturated. Flagged control valve to facilitate recall to open valve during follow up zone checks. This is a residual aspect of ticket, but since problem was identified and rectified, consider ticket closed from tech point of view. Photo is of control valve box on south side of residence.
