Subject: 4161 Greenhorn – HOA – Sidewalk drainage, flow, issues
Vintage (HOA Shores at Lakes at Centerra),
We are notifying you of an issue that we see with the maintenance and or drainage on the sidewalk in front (north side) of 4161 Greenhorn and neighboring townhomes. We have had delivery services (UPS, FedEx, etc.) not attempting to walk over the water covered ice and leaving packages inside the fence of the yard vs. delivered to the doorstep.
As snow is melting it is not draining off of the sidewalk but flows “pools” and drains back toward the bottom step of 4161 Greenhorn. It appears that there is slope down from the east and west on the sidewalk. We have attached pictures. The “water path” to the west that you see in the photo is what we made today to attempt to address our immediate concern. Also we shoveled off water and ice to the west as well as the bottom step.
We have notified Landmark in our last warranty check of our concern. However, it isn’t clear to us if this a Landmark issue or HOA issue since it occurs on the sidewalk outside of our fence.
Please advise as to who owns this issue, HOA, Landmark, or joint.
Short term we need to have your maintenance company address the drainage issue with increased frequency until a longer term fix is put in place.
