Rane,
The drip at 2107 is not working. Can you please prioritize this?
Thank you!

Hi Olivia,
My apologies for just now getting back to you, but I checked the spigot
last night and still nothing. I’m watering my neighbors flowers while she
is out of town and her’s seems to be working fine. I know we are
approaching a holiday weekend, so we can touch base about this next week. I
just wanted to let you know.
Thank you,
Stephanie

Hello Stephanie,
Thank you for the update.
Regarding the spigot, there was an irrigation emergency this weekend and
they had to turn the water off until it can be addressed—they’re there
today. The water should be working by tomorrow. Please let me know if
it’s still off tomorrow.
Thank you!

Hi Olivia,
Larry and his guys stopped by the house to work on the roof Saturday
morning, so fingers crossed that we won’t need to reach out to them again.
I did have another question. I went to water my rose bushes this weekend
and when I went to turn the spigot, nothing came out. Is that something I
need to request to be turned on for the season? My neighbor’s is working
fine.
Thanks,
Stephanie

Good morning Olivia,
Larry stopped by this morning, and it turned out he was the same guy from
last year. He was very apologetic for not getting the full leak. He is
familiar with the issue and the cause. He said he’d get his crew up there
within the next couple of days.
Please let me know if you have any additional questions or need anything
else from me.
Thanks,
Stephanie

I got a call from Larry. I missed which company he is with but we have a
time to meet tomorrow morning for an assessment. I will keep you posted.
Thank you!

Hi Olivia,
The association hired Bellisimo to manage the 2020 hail restoration work.
As the general contractor, we subbed out the trade-specific work. The
roofing sub on this project was Armor Roofing Systems.
We do not perform roof inspections. But if you want to contact Armor
Roofing, I included their contact information below.

Hello Jena,
Would Bellisimo inspect a roof leak at the Bucking Horse Townhomes? It
sounds like you might have some history with this particular situation?
Thanks,

Hi Olivia,
Thank you for the prompt reply. I’m fine with your vendor, but I may also
hire one as well for a second eye. The vendor, who also was the one to
install the new roofs in 2020/2021, did stop by my home to observe the
ceiling and look at the roof last year. He said that he would bring some
guys out to make the repairs but that i didn’t need to be present at the
home while they were there working. I assumed it had been completed, but
never received official confirmation to close that loop. I’m assuming
Kellison would be able to provide?
Please let me know if you have additional questions.
Thank you,
Stephanie

Hello Stephanie,
I’ve attached the Townhomes responsibilities chart (this comes directly
from the Covenants). If the leak is the result of faulty roof installation
then the HOA would be responsible. If it’s something else, then it would
be your responsibility to pay for.
Would you rather bring in a vendor of your choosing or have us bring in a
vendor of our choosing? After the inspection, we’ll have a better idea of
who will be responsible for the repairs, based on the responsibilities
chart I mentioned above.

Hi,
Please read through the following email thread.
Ever since the HOA had the Bucking Horse Townhome roofs replace a few years
back, I have had issues with my roof leaking into my living room after each
major storm. I worked with Kellison last year, who assured me that they
sent their vendor to fix the issue. While I was home for lunch this
afternoon I watched the roof again leak through my ceiling in the same spot
it was supposed to be fixed last year. I quickly grabbed a bucket to
collect the water, but I should not have to continue to deal with a roof
leak.
Please have someone at your earliest convenience please reach out to me
with next steps.
Thank you,
Stephanie O’Hearn

Hi Nicole,
As I sit in my kitchen eating lunch on my break from work, the roof is once
again leaking through to the ceiling in the exact same place it was a year
ago. The vendor came out then and said that he would take care of it. I’ve
placed a bucket to collect the water for now. Will you please contact the
vendor to once again come out again to fix the leak in the roof?
Please let me know if you need anything additional, as I can provide a

Hi Nicole,
Damage to a roof from an insurance covered sudden and accidental peril –
severe rain and hail storms – would not be considered “routine
maintenance,” and especially in the case where the roof of the structure
was replaced by the HOA just a few years ago.
I would like to speak with someone regarding the next steps in this
process. Please reach out at your earliest convenience.
Thank you,
Stephanie
